Homeowners Insurance: What’s Covered?

Homeowners insurance protects your property on a risk basis. Each policy has its limits—these limits are set by the policyholder when you sign up for insurance. You can insure your home, your belongings and more as a replacement cost or actual cash value. We suggest covering your home under a replacement cost. This means that your insurance company will replace or rebuild your home without deducting a depreciation expense.

Most insurers require their customers to unsure their homes for at least 80% of the replacement cost to avoid penalties when filing a claim.

Home insurance policies are broken down into different limits—Coverage A through F.  Some examples are below:

  • Coverage A – Dwelling – This is insurance for your main structure or home.
  • Coverage B – Other Structures – This is insurance for your shed or detached garage – any unattached structure(s).
  • Coverage C – Personal Property – This plan protects your belongings: clothing, furniture, electronics and more. Some policies even even cover theft that occurs off the premises.
  • Coverage D – Additional Living Expenses – This covers you in case you need to move out of your home if it gets to an unlivable state while repairs are being made. For example, a stay in a motel, restaurant and warehouse storage expenses are typically covered.
  • Coverage E – Personal Liability: If you have a claim or a lawsuit filed against you (like if your dog bites someone, your child breaks a neighbor’s window, etc.) This insurance plan covers you and all your family members
  • Coverage F – Medical Payments to Other: This plan pays for anyone’s medical expenses if they were injured on your property, despite fault.

Types of policies:

You can select between an All Risks and a Named Perils policy.

  • All Risk covers any losses except for those explicitly excluded
  • Named Perils only covers a few different perils stated by the insurance companies
  • HO-1 Basic Homeowner: This is a Named perils policy that protects your property from: fire/lightning, loss of property removed from premises endangered by fire or other perils, windstorm/hail, explosions, riot/civil unrest, aircraft, vehicles, smoke, vandalism/malicious mischief, theft, and breakage of glass constituting a part of the building.
  • HO-2 Broad Basic Homeowner This is a Named perils policy that protects your property against the 11 basic Named Perils in HO-1 plus 7 additional named perils: falling objects, collapse of roof due to weight of ice or snow or sleet, collapse of building(s) or any part thereof, bursting of steam/hot water system, leaking of plumbing or heating system, freezing of pipes, sudden and accidental damage from artificially generated currents to electrical appliances or devices or fixtures or wiring.
  • HO-3 Special Extended Homeowner: This is an All Risks policy that covers your home and all the things in the H0-2 Policy.  This is the most popular of all homeowner policies.
  • HO-3 with HO-15 Comprehensive Homeowner (All Risks) Covers your home and personal property for everything that is not specifically excluded. This policy usually provides the broadest all risks coverage available, but is not offered by all insurance companies.
  • HO-8 Modified Homeowner Covers homes that have suffered extensive depreciation. Historical or architectural features may make the home more expensive than its market cost. This coverage is more restrictive much like HO-1 but is geared towards older homes.
